Welcome to Hart's Rocky Mountain Retreat.
Please read the following information about our
facility. We hope this information will help your stay here be
more relaxing and fulfilling.
Check-in time is 4:00 p.m. unless
other arrangements are made in advance. Check out time is 10:00
a.m. and any additional charges should be paid for at that time.
Our horses are gentle and love to
be petted. Please do not go into their pasture; they are large
animals and could hurt you. They can be petted through the
fence. The top wire of the horse pasture is an electric hot wire
so do not touch the top wire. Pet the horses through the lower
ones.
Because of the abundant wildlife in
the area, small children should always be accompanied by an adult.
Any unusual wildlife sightings should be brought to the attention of
the office. Remember, these animals are beautiful but wild.
The fireplaces are Rumford
fireplaces and we will instruct you in the building of fires and use
of the fireplace for effective operation. We will provide you
with firewood for your house, and please feel free to help yourself to
more if you run out. The firewood is located on the right side
of our large shed. All ashes from both fireplaces and barbeque
grills are to be disposed of in the metal can next to the dumpster.
Please help us keep our rental
rates down by turning outside lights off during the day. Out of
respect for your neighbors, please have all exterior lights turned off
by 10:00 p.m. (The stars shine brighter with no outside lights
on.)
We are on a septic system so please
do not put sanitary items into the commode.
Pagosa Springs has medical services
offered by several facilities in town. For emergencies, dial
9-1-1 for ambulance and EMT services.
We have a dumpster located next to
our large shed. We provide trash bags for you. Please
dispose of them inside the dumpster. We have bears in our area
that aggressively seek out garbage so we control it in this manner.
Our property is a NO SMOKING facility both inside and outside of our houses. Because of
fire hazard issues in our area, we have adopted no smoking policies
for the entire property and we appreciate your cooperation. If
it is determined that smoking has taken place on our property, the
tenants may be asked to leave immediately. No refunds will be
made for rental charges and a cleaning charge of up to $500 may be
made to your credit card. Any repair or replacement charges due
to damage from smoking will be charged to tenant's credit card as per
replacement or repair fees.
NO PETS are allowed on the
property. If it is determined that a pet has been brought onto
our property, up to a $500 cleaning fee will be charged to tenant's
credit card, and any repair charges as a result of damage from pet
will be charged to tenant's credit card as per repair estimates.
A credit card must be presented at check-in.
CANCELLATION POLICY: Once
a down payment is received, the unit is taken off the market for
the reserved period and is not available for other possible guests.
Down payments are not refundable unless we can rebook the unit.
In the case of a partial rebooking, the unbooked days will be deducted
from the refund. 20% of the down payment will be deducted from
the refund as an administrative processing fee.
